You may need to look into a business class system for your needs. Orbi home products is based on a signal wifi SSID and single PW. Something that you won't be able to use for your needs. Orii 20 series only supports up to 6000sq ft and not beyond. Somnething a 50 series would do better however again, would not work for you wifi configuration needs.
You might try Orbi pro however not sure if that will support your needs either. I recommend looking into business class wifi systems for your needs.
