Orbi RBK 53 fast Guest Mode but slow normal user mode

Have had this problem since I bought this about 6 months ago. Running the latest firmware and all units are hardwired. I have a single story 2500 sq ft wood frame home, most places within the house i get speeds of about 100mps (which is what I pay for) while in my yard within 50 ft of a unit I tend to get about 30mps BUT if I change to guest mode, from that same location my speeds get back to 100+mps. Can't seem to figure it out, wonder if the neighbors wifi is affecting it some how, but why would it not affect it in guest mode. Bought these at Costco and thinking of taking them back, I like them and recommend them to friends but cant' seem to get mine working just right. Any thoughts or suggestions would help.  Thanks1

    What is the Mfr and model# of the IP modem the Orbi is connected too?

    What is the size of your home? Sq Ft?
    What is the distance between the router and satellite(s)? 30 feet is recommended in between them to begin with depending upon building materials. For that size of home, you may only need just the main router and maybe 1 satellite. 

     

    What channels are you using? Auto? Try setting manual channel 1, 6 or 11 on 2.4Ghz and any unused channel on 5Ghz.
    Any Wifi Neighbors near by? If so, how many?
    Try disabling the following and see:
    MIMO, Daisy Chain, Fast Roaming, IPv6. Save settings and reboot the router and satellite(s).
