I tried all of the above but none of them made any difference. I did a factory reset. Satellite is about 20 ft from the router. Distribution is not an issue I get the same 50mbps wherever I am in the house.

20 feet is too close. Try 30 feet.
Do you get to spec speeds with the RBR while the RBS is turned OFF?
