As the distance increases, the effective communication rate between router and satellite drops.
For the RBR50-RBS50 pair, the maximum theoretical communication rate between router and satellite is 1,733MB/s.

In my case, the satellite lies about 25 ft. from the router. The WiFi signal passes through three walls (common drywall), a wooden floor, and a bunch of floor joists. The actual transmission rate between router and satellite is 780MB/s, i.e. less than half of the maximum possible rate. - How much "building material" lies in this pathway? (such as walls, concrete, brick)
- Does the performance change if the satellite is moved around in the garage?
(Sometimes there are materials inside walls which affect WiFi signals and moving the satellite will avoid those materials.)

Thanks for the ideas all. In the end, multiple restarts of everything sneezed to do the trick. Not sure what happened but base station router and satellite in the same place and we got full speed in the end.
