Exterior walls are usually what cause the issues as they tend to be made from materials that block wifi well.
Options?
1. You've tried powerline. Seems like it didn't work?
2. run a hardwired underground wire. I've done this. The wire isn't to expensive and you're only going 40-50ft. Not to bad to dig by yourself.
3. If you've got a window in the home/garage the point to each other, you could try putting a satellite in each. Windows pass signals fine.
4. If you're truly desparate, you could pick up a point to point system to connect the two.
Nice thing is about the Orbi 40/50 series, is they're out of date. So you can pick up used or renewed systems for their satellites and do some pretty cheap testing/extending with them. I snagged a set of facebook over a year ago for $50 for a friend. Rock solid performance.
