ORBI RBS20 Satellite slow

I have a ORBI CBR40 Modem Router connected to a RBS20 satellite. The modem/router gives OK wifi speed, but not great. Wired, I  test at about 500 of the 600 mbps promised by comcast. Wireless, I get MAYBE 200-250 while in the same room as the modem, but that diminishes pretty quick the further away I get.

Downstairs, I have the satellite and that wifi speed is horrid. I'm lucky to get 90 mpbs, usually in the 70ish range.

The house is only 1950 sq ft, split level, wood home and the satellite is probably only 25-30' away from the router (straight line through the wood/sheetrock wall and floor.

I've verified the firmwares are updated per the ORBI app and verifty the satelitte is synced to the router. When I look at the device speeds for the 5ghz side of the router, the wifi "Radar" indicators show only one bar (the small one at the bottom) for the devices downstairs where the satelitte is.

I was really exicted to buy into the Mesh hype, but at this point I'm about tempted to sell the damn thing and buy something else.

I thought I'd reach out and see if anyone could help before I abandon hope.
