Orbi Wi-Fi Speeds Not Good
So I upgraded to 400/20 internet speed like 4 months ago. I have a 3000 Sq foot home and have the Orbi router RBR50 on the first floor and then a RBS50 in the basement and then 1 on the 3rd floor. But...

Has a factory reset been performed after the FW as updated and or ISP Speed upgraded and set up from scratch?
What is the Mfr and model# of the ISP modem the NG router is connected too? Using same modem after upgrade or newer one?
30 feet is recommended in between satellite and base router to begin with depending upon building materials.
What channels are you using? Auto? Try setting manual channel 1, 6 or 11 on 2.4Ghz and any unused channel on 5Ghz.
Any Wifi Neighbors near by? If so, how many?
Try disabling the following and see:
MIMO, Daisy Chain, Fast Roaming, IPv6 and Set 20/40Mhz Coexistence to 40Mhz only. Save settings and reboot the router and satellite(s).
Also what else is connected to the wifi while your speed testing wifi? Disable ALL other wifi devices while speedtesting on wifi. Wired is preferred as wifi has many variables that can contribute to inaccurate results. Also nighboring wifi signals can interfer as well.
Also some wifi devices can't attain high speed testing. Besure to check the the Mfr of your devices on there intended bandwidth support is. Some newer devices should be able to get round 400-500Mb on the down. All depends on configuration and HW support.
