Orbi Wifi Speed Limit RBK50

What is the Mfr and model# of the new modem? Just curious.

What Firmware is currently loaded?
What is the Mfr and model# of the ISP modem the NG router is connected too?
What is the size of your home? Sq Ft?
What is the distance between the router and satellite(s)? 30 feet is recommended in between them to begin with depending upon building materials when wirelessly connected.
What channels are you using? Auto? Try setting manual channel 1, 6 or 11 on 2.4Ghz and any unused channel on 5Ghz.
Any Wifi Neighbors near by? If so, how many?
Try enabling Beamforming and MIMO(MIMO may or maynot be needed) and WMM. Under Advanced Tab/Advanced Settings/Wireless Settings
Try disabling the following and see:
Armor, Circle, Daisy Chain, Fast Roaming, IPv6 and Set 20/40Mhz Coexistence to 40Mhz only. Save settings and reboot the router and satellite(s).

The modem/router combo gets the 200 Mbps but the Orbi even after doing a factory reset and fresh install will not go above 100Mbps. I know it is not the modem as that gets 200Mbps whether wired or wifi. I even put a brand new Cat 6 cable on it instead of a Cat5 and still only 100Mbps. I know I can just use the cable company router, but it is not a mesh network. It is terrible outside. My Orbi covered the whole block where I live. Please help. Thanks.

V2.3.5.30 firmware
Arris DG3450A is the modem/router model. Had Motorola 8600 before but went back to cable and got TIvo. 8600 not Moca capable.
Home is 1052sq ft. Have satellite on the second floor not even 30 ft away from main router on 1st floor. Many neighbors near by as I live in asmall town. None have Orbi system. I will try changing channels and/or taking them off auto.
Beamforming, MIMO and WMM already enabled.
I will have to try the items to disable.

This would be a double NAT condition which isn't recommended. https://kb.netgear.com/30186/What-is-Double-NAT
Couple of options,
1. Configure the modem for transparent bridge or modem only mode. Then use the Orbi router in router mode. You'll need to contact the ISP for help and information in regards to the modem being bridged correctly.
2. If you can't bridge the modem, disable ALL wifi radios on the modem, configure the modems DMZ/ExposedHost or IP Pass-Through for the IP address the Orbi router gets from the modem. Then you can use the Orbi router in Router mode.
3. Daisy chaining is off right now along with all the suggestions from

I already disable all the wifi radios on the modem/router combo previously. Still only get 100 Mbps. The day of the install last Friday, they were disable as I knew I wanted to still use my Netgear Orbi.

Disabling the wifi on the ISP modem may not be enough. The modem needs to be fully bridged, or try option #2 if you want to use the Orbi in router mode. If not, try the Orbi in AP mode with the ISP modem in router mode and see if this changes anything.
Try a wired PC with the back of the RBR first. I would leave off the RBS for time being until you get good speeds at the RBR.
