What Firmware version is currently loaded?
What mode is the ISP modem router working in? IF this has a built in router and wifi, This would be a double NAT (two router) condition which isn't recommended. https://kb.netgear.com/30186/What-is-Double-NAT

Couple of options,
1. Configure the modem for transparent bridge or modem only mode. Then use the Orbi router in router mode. You'll need to contact the ISP for help and information in regards to the modem being bridged correctly.
2. If you can't bridge the modem, disable ALL wifi radios on the modem, configure the modems DMZ/ExposedHost or IP Pass-Through for the IP address the Orbi router gets from the modem. Then you can use the Orbi router in Router mode.

What is the size of your home? Sq Ft?

Sorry for the delay... long work day...
Orbi hardware: RBR750
Orbi firmware: V3.2.15.25_1.3.15
Xfinity XB7 is in stadard modem+router configuration
Agreed on Double-NAT situation will look into setting the XB7 into bridge mode. My network setup is not optimal for standard configs and I do have a lot of smart home switches and appliances that depend on a aolid network. On top of that I have a mid 1800s home with lots of rennovations and additions. My ISP router is in my home office over my garage and a good 30+ feet away from my homes center. This is where I use the Orbi centered in my living room and the satellite is about 25 feet from the router on the 2nd floor. The main orbi router is about 20 feet from my home theater and is hardwired to my receiver and apple tv via CAT5. The XB7 feeds my Orbi router via a CAT5 and that is a long 40+ foot run.
The square footage of my home is right around 3000 but not a typical rectangle layout... mostly an elongated L shape with another extension off the back of the garage... kind of like half the letter "H" in shape.
Like I said earlier... everything but my Reciever is behaving perfectly.. although it is the only device I am trying to dedicate a static IP to. Guessing you are thinking that the Double-Nat situation is not handling the IP assignement properly even though it works for a short period of time....
