RBR50 Orbi app speed vs Device speed

My Orbi app shows a download speed of 50 mbps and with no other devices active, my device speed is only 22mbps even though I'm only 10 feet away from router. I've renewed my lease without any improve...

Modem gateway is 2wire 5268ac, it's wifi is off
