Regardless of wifi signal, building materials like Concrete will impact wifi and performanced. Not idea of any kind of wifi.

Well, it could be so, but two previous routers (Google and Ubiquite Amplifi HD) are not affected my the walls and perform the same DL and UL speeds. Both speeds dicreases the same way 500\500-----a WALL-----300/300

Concrete matierial can effect wireless signal differently.
Can see if any of these suggestions help:
30 feet is recommended in between RBR and RBS to begin with depending upon building materials when wirelessly connected. With Concrete, you may need to move RBS closer to the RBR.
What channels are you using? Auto? Try setting manual channel 1, 6 or 11 on 2.4Ghz and any unused channel on 5Ghz.
Try enabling Beamforming and MIMO(MIMO may or maynot be needed) and WMM. Under Advanced Tab/Advanced Settings/Wireless Settings
Try disabling the following and see:
Armor, Circle, Daisy Chain, Fast Roaming, IPv6 and Set 20/40Mhz Coexistence to 40Mhz only. Save settings and reboot the router and satellite(s).- FedMOct 09, 2019Aspirant

I havу just tested the speed in the same room where the router located, so no walls, but about 10 feet from the router
The results are 480\400. Repeated three times, almost the same always
