Slow wifi speed RBR40

I have an RBR40 with 500Mbps service to the house.  The Orbi app shows I am hitting 500 and all ethernet connected devices work great.  But recently started to have issues with devices, mainly TVs, and when I check the wifi speeds using a mobile device, I'm only hitting 130 Mbps.  Ive rebooted my modem and did a factory reset of the Orbi.  What else should I do?  I am running firmware 2.6.2.104, should I downgrade?  How do you do that?

Or is this Orbi just too old to handle multiple streaming TV's and other devices?
