XBOX MultiPlayer will not work R7800 Router; L1120 Modem

Hello Team - Could you please help us to get our XBOX One multi-player working?

We set the Netgear LB1120 AT&T Modem to "Router mode" and set the Netgear R7800 Nighthawk Router to "Access Point".  This fixed the Double NAT error message but multiplayer still did not work.

 

Then we tried enabling DMZ on the Modem with a fixed address.  We fixed this same address in the XBOX and mapped it in the router to the MAC address.

 

However, none of these changes have helped to enable multi-player.

 

The XBOX shows NAT type is Strict and Upnp is Not Successful.

 

We would greatly appreciate any help that you could provide in fixing this problem.
