That "modem" is a modem/router combo device. It causes a double nat.
A double nat happens when you cascade more than 1 router.

Fixes? There’s 3 options but only use 1.
1. Put the modem/gateway in modem only/pass through mode. This disables its routing functions.
2. Leave the modem/gateway in router mode but put the Netgears IP address into its DMZ. This forwards the data to the netgear. You can either leave the modem/gateway’s wireless enabled or disabled. Just make sure its using a different wifi channel to prevent interference
3. Put the Netgear into access point mode. This disables its routing functions. Wifi/ethernet still works but it does disable some features.

So right now I don't really need the app so much as I need the netgear routers range to go further. It's range is no better then the cable MODEM itself. Which that just can't be.
The app when I first run it says it is needed to be able to set the netgear routers range further. I got this router because I needed to be able to reach someone at the other end of my house. Is there anyway I can just goto 192.168.1.1 and set the routers range manually. I need it to be able to reach there and the wireless signal from the. Router cuts off just as it almost reaches there. The cable MODEM does the same.
Could you suggest anything to me. Doing want you said is going to take me some time and I just need the range to extend further right now.- michaelkenwardJul 07, 2022Guru - Experienced User

Which that just can't be.There is no reason why a router's wifi should go further than your original modem/router. These things are limited by the wifi technology they use and by the limits on the power that wifi devices can broadcast, just as you can't just buy an ever stronger microwave to cook things more quickly
The way to cover a wider area is to get a router and a bunch of wifi clients that newer technology or, more sensibly, to add repeaters, extenders or other devices that get the Internet to where you want it.
Netgear, and other brands, have designed a whole range of "Mesh" devices with satellites that are supposed to deliver "seamless" wifi over as big an area as you want to cover.
