Thank you so much for both of your advice and help.
I disabled the wifi radios on the modem and have the X6 now run as a router-behind-router. I'm seeing some differences already on the speed test. I have attached screenshots of the wifi settings on both the AT&T router and the X6. What might you change (if anything) to make it more stable.

Did you use the DMZ on the modem for the XR router?
Will have to wait for mods to approve them to see your pictures..

You have been fantastic. Thank you for the time you have invested in helping me to understand the technical aspects of home routing and connections.
I went through my router setup and have disabled all but the 5ghz, modified a few other settings, and am now pinging download speeds close to the 50 mbps my provider offers. Additionally, I purchased the X6S Mesh Extender today to see if I can recover some of the lost signal due to the distance and several walls the signal is required to bypass to get to my office. It will be delivered tomorrow, so the jury is still out on that.
I read the DMZ post you shared. Admittedly, I am so lost. :) About 30 years ago my father developed a computer game about the Civil War. I remember his frustration in talking through how to install the game and overcoming technical challenges. That makes me all-the-more appreciate your willingness to help me.
