Thanks for the info... Interesting results:
I'm back to the speeds I was getting prior - around 800mbps.
So that's definitely good! But now I can't use the other features of the router as it's in AP mode.

Okay for some reason the router isn't interacting well with the ONT. Could you mirror the Internet settings on your old router and put them in the XR300 when it's back in router mode and see if it works then.

I took a screenshot of the old router's settings, here.
The XR300 has:
- IPv6 enabled
- MTU of 1500 remained the same
- Can't see an option for MSS anywhere
- Not sure if the NAPT NAT type of the old router is secured or open in regards to the XR300 (currently set to secured)
- VLAN ID of 10 remained the same (need this for the ONT to recognize router)
- DNS servers for IPv4 and IPv6 remained the same
Despite all of this, the 100mpbs remain. - Netduma-FraserJan 26, 2020NetDuma PartnerI imagine this is probably due to either IPv6 but more likely to be VLAN. Can you disable IPv6 and see if there is an improvement? So for VLAN did you edit the standard Internet rule and change the ID to 10?

So, the oddities continue...
I ran a speedtest before changing the priority to 1 and low-and-behold my speeds were around 800mbps, not really sure what happened as nothing had changed.
I set the VLAN priority to 1 anyway hoping it may solve the Wifi issues (long shot but wasn't sure what else to try) and unfortunately my speeds are back to 100mbps.
Speaking of Wifi issues, they've become more prevalent now. After rebooting the router, the speed and stability is fine for about an hour usually and then the speed plummets to around 8mbps and the connection becomes unstable losing all connectivity sometimes.
The issues can be temporarily resolved by rebooting but this is far from ideal.

Regarding WiFi, go to Advanced WiFi settings, there are three options, Beamforming, MU-MIMO & HT160 - depending on your devices they may not work well with these. Experiment with them and see if you can get any higher at all. - brodymcJan 26, 2020TutorOkay, at work at the moment but I RDP'd home earlier and disabled beam forming & airtime fairness and I haven't had any complaints from the people at home yet... So I think that's the wifi problem solved.
I've already had a read over that guide before making this thread but I'll have another read once I've finished work and see if there's anything that I missed.
It seems the router is definitely capable of the speeds, but it has a mind of its own almost.

Hey again,
I've gone through the guide once more and none of it is helpful in my situation unfortunately.
I also went ahead and updated back to the latest firmware, but no luck.
I'll leave it overnight and see if I get good speeds again in the morning, unless you've got any more ideas as to what the issue could be?
