Hi Lee,
There's probably no real reason to replace the hub with an alternative modem - from my experience BT Hubs are pretty well made and using a new modem can be a bit of a hassle with some British ISPs.
I think what you need are powerline adapters. These allow you to transport a wired Ethernet signal through your mains power supply (pretty cool gadget!)
So I would do this:
- Leave the loft -> BT Hub setup as is
- Connect the XR500 the Hub
- Connect nearby PS4 to XR500
- Use two PowerLine Adapters - connect via wire to XR500 and transport ethernet to other room
- Connect two consoles in other room into powerline adapters
Also, if you don;t yet have th XR500, I would recommend following these three guides to get it setup optimally for you gaming needs:
- Open NAT: http://support.netduma.com/support/solutions/articles/16000076587-dumaos-optimal-settings-guide-open-nat
- QoS: http://support.netduma.com/support/solutions/articles/16000077073-dumaos-optimal-settings-guide-qos
- Geo-Filter: http://support.netduma.com/support/solutions/articles/16000077072-dumaos-optimal-settings-guide-geo-filter
I'm sure other people on here will have their own ideas too!

Here's a link to some Powerline Adapters - you'll either need two pairs on one pair + a switch to allow for two connections in the other room:

Thanks for the reply I appreciate it. Currently the BT home hub is in the living room, do you think I should move this up into the loft? The reason I was looking to go away from the BT home hub is the X Box will not connect to it, so if the XR500 is connected to the BT hub will this then work?
I was hoping to have 2 WiFi routers one in each room downstairs, it doesn’t look like this possible having the power line adapters?
Cheers Lee

You could put the home hub in the loft if your setup allows it. Then have a powerline adapter connected to it that feeds into another room where you could have the XR500 available for wired and wireless connections. I don't see an issue with using two routers with powerline adapters but it may be unnecessary expense if the XR500 WiFi can reach both rooms.

Okay thanks again, so would I be setting up the BT hub as a modem? Does the XR500 then become a access point, if so do you get the full functionality? I really wanted to ditch the BT hub as I have read so many bad reviews on them.
Is it necessary to use these Powerline adapters? As i’m not to keen on the idea of using these
sorry for the questions, i’m new to this and want to understand as much as I can.
Regards Lee.
