Not a solution for me. I use firefox, no private relay.
Same problem here. App can't find the base station, not from wifi nor remote access. Going directly to the ip address with browser fails, albeit while connected to wifi. I ran a ports scan and it reports 53 (dns), 80 (http), and 443 (https) are up.
DONE: Disable WiFi Private IP address and Limit IP Address Tracking on any Apple phones or pads.

Looks like a firmware update 4.6.8.2 (Last Updated:04/27/2022). A LOT of people started having problems after this.
One of the new 'features' added in this release looks suspect.
Removes the remote management feature from the router web interface (if disabled at time of update) to improve router security.
Do you have Apple iOS device, if so, review this and see if any one of these Apple features help fix this.
What Brand and model ISP modem/ONT do you have?
Others have mentioned disabling of iCloud Relay helps as well.
Remote Management was removed a few FW revisions back. This not new.
NG is aware of the app having problems connecting to Orbi AX systems...
I disabled the various apple settings with no change in results.
