What mobile device are you using?
Happens with a different mobile device?
Be sure to disable any MAC Address randomizers on phones and pads while at home:

I presume you can get the app to connect on a local connection?
I presume FW is up to date as well from there download site?

I have a Google Pixel 8 phone running Android 14. This is also a problem when connecting to the router with an ethernet cable and connecting via browser (actually only Firefox works) on my laptop, i.e. the option to add Anywhere access does not appear even if the manual clearly states on page 102 "Select ADVANCED > Advanced Setup > Remote Management". Remote Management cannot be found there. 😕
So I guess this feature has been removed.

The manual is out of date and should be updated. Remote Management was removed and only Orbi app was able to remotely access Orbi systems with Anywhere Access with limited features.

This is correct. Netgear announced the Orbi 'app' as a replacement for Remote Management, and clearly has not updated the RBR10 or RBR50 User Manual since 2021. Even though Remote Access was encrypted (https), the "Powers that be" decided to remove the remote web access option entirely. I, personally, was sorry to see it go. The default setting was disabled, so the feature, and any potential vulnerability, was only there when deliberately enabled by the user. Since the Orbi 'app' has never implemented the ability to manage 'advanced' features, I find this decision unfortunate. Users now have only one method to access advanced features remotely: enable OpenVPN on the router (also an encrypted protocol).
