The same device is used to measure speed over WiFi at all three locations?
Internet speed can vary depending on factors outside the local network. It would be useful to record several iterations of the test to look for consistency.
What steps are taken to ensure that the WiFi device is actually connected to the closest WiFi unit for each test?
(I'd suggest deliberately turn off WiFi. Wait two seconds. Then turn WiFi back on again and let it connect.)
(The Orbi Attached Devices web page and Connected Devices information on the Orbi app take much longer to report changes in the network than one might expect.)
The original Orbi had a nice telnet command that would report the actual Link Rate between router and satellites. Alas, the AX models dropped that command (and also dropped telnet - sigh).

Yes. The same device was used. A 2022 MacBook pro. I moved next to the router or satellites to connect wired and wirelessly and logged into the Orbi admin panel to verify I was connected to the device I thought I was testing. I agree it took longer than expected or desired to register that I was connected to the device I was sitting next to. I did it twice on each unit and granted it's a small sample size it was consistent over two iterations.
