Orbi Mesh RBK853 Use in 5 room appartment, compatibility with SONOS, NAIM, BT TV

Apartment is medium - large but we plan on moving to 3 bed house so thought the package with 3 would suffice when we move and cheaper to buy now than as a satellite later.
It does seem that SONOS and mesh router manufacturers have an opportunity to talk to each other and make it easier for users. !
There a actual size of this apartment?
That's all up to device and router mfrs if the communicate with each other. We don't have any input over this here in the forums.

Maybe a pair of 860 instead of 3 853's would be a better option?
For that size of home, a RBR alone would be enough, maybe just 1 RBS out at 30 feet distance and the power on the RBR set to 25%.
