One possible solution might be to set the Orbi to use different DNS servers than those provided by the ISP.
I chose CloudFlare (1.1.1.1) and Google (8.8.8.8)

Using a VPN is likely to result in using different DNS lookup. Maybe change to Google (8.8.8.8)?
If we knew the actual URLs that Office and One Drive use, the nslookup command might provide information.
Does Windows (without the VPN) eventually connect and the problem is the extreme delay?

thanks for additional thinking here but I confirmed that the Cloudflare Warp does us their DNS (1.1.1.1).
Oddly, this problem only started like 2 weeks ago.
Yes, it ultimately it does connect, but it takes excessively long (could be as long as 30 to 45 seconds why it is "connecting to server").
Again this happens in both Outlook when trying to first connect to Exchange and with OneDrive as I as try to save a file.
At first I thought this was a MS Firewall issue, but the fact that it doesn't happen when I directly wired to the ONT (and only happens when I am directly wired to the Orbi) kind of confirms it is something with the Orbi.
