If Orbi works when you set it in AP mode then for sure you have another router in the network, and DHCP issues are very likely to happen in a double NAT networks.
What is the model of the modem/router to which Orbi is connected?

What is the size of your home? Sq Ft?
What is the distance between the router and 📡 satellite(s)? 30 feet or more is recommended in between RBR and RBS📡 to begin with depending upon building materials when wirelessly connected.

Set 20/40Mhz Coexistence to 40Mhz only. Save settings and reboot the router and satellite(s). Under Advanced Tab/Advanced Settings/Wireless Settings

Dhcp address.- Your network needs to be correctly configured for Orbi to work properly.
Please make sure that you only have one DHCP source, one NAT machine, one router,… and all will work.
