An Ethernet speed of "just under" 100Mbps is a highly suspicious number. (Even 1Mb over 100 would be an entirely different situation.
My first step would be to look at the Orbi web interface, Advanced Tab home page, and click the Blue Box Show Statistics. It should look similar to this:
If the WAN port reports 100M/Full (rather than 1000M/Full) then the modem and the Orbi have determined that the highest speed they both support is 100Mbps.

There is overhead even in Ethernet, so the maximum speed through a 100Mbps connection is "under 100Mbps".
But wait, "nothing has changed!!!" If the speed has dropped from 800+ to under 100, then something must have changed. Perhaps someone jerked on the cable and pulled one of the pins loose inside the RJ45 jack?
If the WAN port reports 100M/Full, the obvious next step is to examine the RJ-45 jacks on the modem and router and then swap in a different Ethernet cable.
If the WAN port reports 1000M/Full, oh dear!

2 RBS deployed: Router, 1 Satellite

Modem is provided by a local ISP here called Comporium. Which a technician came out today and verified its in working order.
Both Modem and Router was rebooted earlier before ISP came out.
When plugged in directly to Internet Port in wall getting full 800+ Mbps speed
Wired connection to Router is getting 93 Mbps
Speed test in Orbi APP getting 93 Mbps, along with speed test from deviceArmor, IPv6, Smart Parental Controls or Circle, Traffic Meter - was never enabled
Have not Factory reset device as of yet was hoping for resolution before resorting to ressetting.

What is the distance between the router 📡 and satellite(s)🛰️? 30 feet or more is recommended in between RBR 📡 and RBS 🛰️ to begin with depending upon building materials when wired or wirelessly connected.

For that size of home, the RBR and just one RBS would be needed. Having two may cause some problems.
Is there a brand name and model# of the ISP modem?
What does the speed look like on the RBRs web page under Advanced Tab/Show Stats/WAN port. 1000mbps or 2500Mbps should be seen here.
