I've performed a factory reset, deleted the device from the app, setup new SSIDs and it is still horrible, plugged in my RBR850 and boom everything was perfect again.

I would use a wired PC and web browser to setup the system. This is the PDF process I use when doing a FR and setup from scratch:
However again, the 770 is a bit different from the AX series and for that size of home, having too many RBS maybe one cause of your problems.

After updating the FW using a wired connection, I then did a FR, completed the initial setup for the router using the APP, then used the web browser to sync both Sat. I do not have an issue with using only one Router and one Sat, just seems as if it makes no difference in anything, at first my WiFi 7 laptop would get amazing speeds, then after a few updates those speeds dropped to like 50meg, before 1.5gb speeds.

Hey thanks for checking that. I see that link and the Nighthawk ERASE button links are also broke. I'll check into this with NG.

Looks like the Erase button articles for both Orbi and NH have been removed and NG is pointing users to the reset button articles. 🙄 Not sure of the reasoning behind removing the Erase articles since the Erase button works and is a preferred use case for those that have access to the router WEB UI. Something I've always used and prefer using over the reset button. Also the erase button triggers any connected RBS to do a FR as well. I've pushed back to see if they can bring those articles back as that's still a valid path for use by users. Will see. 😑
