What is the Mfr and model# of the Internet Service Providers modem/ONT the NG router is connected too?
Be sure your using a good quality LAN cable between the modem and router. CAT6 is recommended.

ISP is Xfinity. I have a hard time finding out the mfr/model number for the ISP provided modem but it's one of those white xfi gateway modems. Confirming that I am using a good LAN cable (Cat 8 in fact :D). Router is in Access Point mode right now.
First three letters of the serial number for the RAX120v2 I have are 6JY.
So if the RAX is in AP mode, your ISP modem would have a built in router or you have a router in between the modem and the RAX. AP mode requires a router and DHCP services.
Can't find a brand name and model of the ISP modem on the case anywhere?
To properly test the RAX, the RAX should be in router mode to check this beta...
Hmm got it. Yes I was using RAX as AP and the modem that the ISP gave had router function (I could've used it as a wireless router alone as well but I wanted to see if there would be performance benefits to using RAX120v2). No boxes I can find with the modem. But they are these XFI ADVANCED GATEWAY (XB7) (CGM4331COM or TG4482A) found here https://www.xfinity.com/support/articles/broadband-gateways-userguides.

Couple of options,
1. Configure the modem for transparent bridge or modem only mode. Then use the NG router in router mode. You'll need to contact the ISP for help and information in regards to the modem being bridged correctly.
2. If you can't bridge the modem, disable ALL wifi radios on the modem, configure the modems DMZ/ExposedHost or IP Pass-Through for the IP address the NG router gets from the modem. https://kb.netgear.com/25891/DMZ-on-NETGEAR-routers

3. Or disable all wifi radios on the modem and connect the NG router to the modem, LAN to LAN configure AP mode on the NG router.Try option #2 with the RAX120v2 in router mode.
