You're right in the nat issue. its because most att services use att's own gateway which has an integrated router with it.
It causes a double nat.

Options?
1. put the att device in passthrough mode. sadly, att devices sometimes struggle with it or have poor implementation
2. put the netgears/asus's ip address into the att gateway's DMZ
3. put the netgear/asus in access point mode and let the att gateway manage the routing functions.

1. I did bridge mode on the router since I'll be using the xbox through that.
2. The asus router doesn't give me any issues whatsoever. But I'll try this with netgear.

Maybe the asus has an auto-detection setup for double nat. Not sure as I don't have an asus to compare how they handle double nat issues.
How are you testing speeds?
Have you tried testing on a hardwired pc/laptop? Xbox/PS5 speed tests aren't reliable as they don't always pick the best server. Even the pc/laptop we usually recommend trying several servers.
