I have coax everywhere... Coax != Ethernet. Also, I was not aware of MoCA tech, only Ethernet over powerline.

It seems like there is a communication breakdown here. I originally mentioned coax, and you mentioned me having Ethernet everywhere? That didn't make any sense to me.
Regardless, for anyone reading this who is running into the very finickiness of Ethernet over powerline, checkout MoCA 2.5. It has the ability in a perfect environment to handle 2.5gbps LAN traffic. I just got mine setup today and it was a breeze to setup, and works really well for my server. No more interference. ;)

OK. I'm with you now. As you say, crossed purposes. My mistake.
Most modern houses, or rewire jobs, go for Ethernet as well as, or even instead of, coax.
Coax isn't useful for much more than TV. (Not enough wires.) Ethernet does Internet, which is taking over from coax for TV.
Why anyone would install coax and not Ethernet today is puzzling. It is like wiring a house for telephone sockets. With so many people abandoning a wired telephone, that is a dying technology. Coax TV is also on its way out.
Next thing you know, we won't have wires anywhere.
It still leaves the question as to why your Powerline kit is doing such a bad job. It shouldn't, unless there is an issue on the mains circuit. Any other kit on there that could be injecting noise into the mains?
MoCA comes up here from time to time. (Google finds nothing useful on a quick search.) But it isn't something that people talk about all the time.

Yeah, I was surprised that I never see much about MoCA at all. As for it not working cross-room (any room paired with the one with the router for that matter), I have no idea. Who knows what fancy or isolating techniques they did on this house. I imagine an electrician would have a decent idea though. It works fine when they are on the same circuit in the room, but anywhere outside, instant drop. Maybe each room is far too compartmentalized?
And regarding the coax everywhere, it makes me wonder if there is some outside incentive to run coax everywhere? I know that they install those home security systems in new homes with the construction company getting some benefit in return (in hopes of people subscribing to ADT, etc.) Maybe cable companies want people to have a TV in every room? Who knows haha. But yeah, anyone of the younger generation (or tech savvy) would most certainly want at least RJ-45 ports everywhere.
