The EX2700 in a 2.4ghz extender. 2.4ghz is a slow network.
and single and dual band extenders cut throughput 50% because they have to use the same chip to go router---extender and then extender---devices and can't do both at once.
so 20-25mbps is about all you can expect from that extender.

Powerline adapters are great devices. they don't work well in every home because certain things in home can cause interference. so if you try one, buy it from somewhere with a decent return policy. Speeds also drop a lot when you move from one circuit to the next.
If you're needing to keep your speeds up, a triband has a dedicated backhaul. but they're significantly more expensive.
