AC750 terrible throughput

I have an AC750 in my 3 story home. My modem/router on the bottom floor, the extender is on the middle floor, almost directly above the router. The router/device lights are solid green and I have full bars to the extender. On a 5ghz direct connection from my phone or PC to my router I am getting ~36Mbps on a 40Mbps connection but when I connect to the extender at 5Ghz from the same location, which is only a few feet from the extender, and run the same speed test I only get about 1Mbps. On 2.4Ghz I only get about .2Mbps. Ping and Jitter are on par with the direct connection (>25ms ping, >5ms jitter) but the throughput is pretty much non-existent. Is something wrong? What can I do to get better throughput, because the extender is worthless to me as it is now?

    I updated the firmware and checked settings. I also turned off the 2.4 band connection and broadcast and am just connected to the router/broadcasting to devices on 5Ghz, but I am not using Fastlane. My throughput is up to about 13Mbps now, which is better but still 1/3 the throughput of a direct 5Ghz connection to the router. Can I improve on this? Maybe I dont understand Fastlane but it seems like you have to be on 2.4 on one end of the other which feels like a losing proposition one way or another over straight 5Ghz. Can someone explain? Thanks.

    What Firmware version is loaded on the EX?
    What is the Mfr and model# of the main host router the NG extender is connected too?

    What is the size of your home? Sq Ft?
    What is the distance between the router and extender(s)? 30 feet is recommended in between them to begin with depending upon building materials when wirelessly connected.

    What channels are you using on the main host router?

      Firmware: V1.0.0.76_1.0.49

      Router: Zyxel C3000Z

      Ft^2: 2,800 (3 floors, 900-ish per floor)

      Distance: I am guessing around 30 feet, across 2 floors. Drywall and minimal pipe/wiring.

      Signal strength on extender is 130Mbps

      Router is currently on channel 36 for 5Ghz. 2.4 is disabled on the extender.

       

      I'm up to about 26Mbps today for some reason. Still only about 2/3 direct connection rate.

        Ok so I beleive the EX supports a connection rate at 450Mb, thats only between itself and the main host router. If your only seeing 130Mb at the EX, then you might move the EX closer to the Main host router. 130Mbps is a connection rate, not a signal strength.

        These are connection rates only between itself and devices.
