This is puzzling me a lot!
The extender is hard wired to a desktop PC with a Cat6 cable. The cable is known to be good, but I have swapped it for another one with the same results.
According to the PC, the network connection is 1000Mbps, and the led on the ethernet port is glowing green. The port light on the extender is also glowing green for Gigabit.
The Nighthawk app on the iPad shows that the link to the PC is also 1000Mbps.
So everything checks out at that end.
The extender has been configured with a staic IP address - The whole of the network infrastructure has static IPs, and the whole range has been excluded from the DHCP server's allocation, so no chance of overlap.
When I access the extender's IP address from a browser, I see that the link from the extender to the main router is at least 975Mbps. At the moment it is over 1500Mbps, but the file transfer is stubbornly sitting at 8-10MBps, so 80-100Mbps.
The green LED on the extender for connection to the router is, of course, green.
I updated the firmware to V1.0.0.134 and subsequently did a factory reset.
Any ideas?

What wireless 5ghz speeds are you getting from the extender?

I have the extender set to fast lane, which means that the link to the router uses one of the bands exclusively and the extender to devices uses the other band. Because I want maximum speed for the Ethernet connection I have configured the extender to use the 5GHz channel back to the router, so any devices can only use the 2.4 ghz band at their end.

If hardwired, fastlane doesn't benefit much. Fastlane works great to lower latencies but then devices connecting wireless have to use 2.4ghz which is incredible slow.
What speeds did you get 5ghz and 2.4ghz in standard mode?

As a test I have reset the extender to standard mode, so it connects to the router with both bands, and extends both bands. I have not used the single SSID option, so I can now connect to the 5GHz and 2.4GHz separately at the device end.
connecting to the extender from the PC I see connection speeds back to the router of just over 200Mbps for the 2.4GHz band and 1300Mbps for the 5GHz band.
I then connected a laptop to the WiFi bands one at a time. In both cases the transfer speed was only 10MBps, or 100Mbps. It did fluctuate slightly, reaching 11MBps at times.
Is it possible that the Router is limiting transfer rates to the extender over WiFi despite having a great link speed?My router is a Sky Q hub and is hard wired over Ethernet to the rest of the network. I had a thought that maybe the final wired link from the network to the router (ie from the switch to the router) was limited to 100Mbps but alas no. The cable is Cat6 and the switch is showing gigabit as the link speed. Also, in the Sky admin settings for the hub, Gigabit Ethernet is enabled

Have you tested any other devices? (making sure it isn't a laptop/pc issue)
What speed do you get testing directly off the router from that location?
