If it was me? I'd scrap the current setup and switch to a mesh setup.
You'd have the router in the main house, a satellite in the garage, and a satellite in the summer house (hardwired to garage satellite). With the setup, devices would roam automatically.
You could simple add an access point in the summer house if you'd like

Sadly you are right but the budget does not allow this but I will work out my upgrade path as I can afford it.

You might find a decent one used on fleabay/marketplace that would work fine. I'm a fan of the EX7500/EX7700/EX8000 for the AC systems. They're rock solid, fast, and have a dedicated backhaul for when in wireless extender mode and not access point mode. I've seen them pretty cheap used and they work well

The EX8000 looks good. Found one on Ebay for £40 which is a lot cheaper than the mesh option and will probably do the job for what I want.

Remember if you're hardwiring it in, to set it in access point mode.
Its a solid extender. I've used it both in extender and access point mode
