AC1600 R6260 DHCP constantly renewing disconnecting from online games

I have been having an issue where the DHCP is constantly renewing which disconnects me from online games. This isn't a major issue, more of a growing inconvenience since switching to a Netgear router. I have tried all the troubleshooting suggestions I can find, but nothing seems to resolve the issue. I get disconnected from PC & Xbox games on both Wi-Fi & LAN. I've tried setting Static IP's which does not resolve the issue. The issue is not on the Game companies side or ISP. Connecting the PC or Xbox directly to the modem solves the problem. Is there a way to resolve the constant DHCP renewal?

Router- AC1600 R6260

Firmware-  V1.1.0.88_1.0.1

Router is in the same room as modem, Xbox & PC

Yes it is enabled. I have tried with it disabled as well, no luck

  • have you tried using a different dns provider?

Try a different DNS Server. Here's a few for ipv4. Also remember to change the ipv6 dns server if ipv6 is enabled
    CloudFlare 1.1.1.1 and 1.0.0.1
    GoogleDNS 8.8.8.8 and 8.8.4.4
