A complete pull of the power adapters for a period of time after the factory reset then walk thru the setup wizard and setup from scratch with a wired PC and web browser. Recommend setting the default DHCP IP address pool range to the following after applying and a factory reset: 192.168.#.100 to 192.168.#.200.

I did a reset but nothing else. I'll follow your instructions and see if that improves my situation. Thanks for the guidance.

I'd power OFF the modem as well for 1 minute then back on.

I did a power reset and turned off ACCESS CONTROL and ran a test, 358 Mbps DOWN and 11.7 UP.
I have NEVER seen those speeds since I bought the router back in Jan 2019. Thank you so much. Not sure what ACCESS CONTROL did or does or maybe it was just the POWER DOWN/RESTART but I'm a happy camper. Was going to throw in the towel and buy a new router.
