RBR40 orbi app reports much faster speed than Speedtest

Equipment:

Broadband Internet with 200Mbps download - verfied via Ethernet connection to PC

orbi RBR40 router with firmware version 2.6.2.104

orbi RBS20 satellite and RBS40 satellite, each with firmware version 2.6.2.104

Problem:

Wireless speeds are measuring ~200Mbps on the orbi app but only ~20Mbps on other test apps, including Speedtest.

There is no improvement after updating firmware in each orbi device, power cycling the modem, the orbi router and satellites, and individual devices.  Reading other posts, I tried enabling impicit beamforming, but again, with no improvement.

Test results from several weeks ago were >90Mbps. My internet conection at that time was 100Mbps, but the ISP since doubled the download speeds to stay competitive in the local market.

What else can I try?
