ac1900 is not a reliable guide to model number. Many devices come with an AC tag, but it is essentially a label that Netgear, and other brands, attach to hardware to describe wifi speeds.

Hard to believe. That is more than 10 times the range of most 2.4 GHz wifi signals. 5 GHz has an even shorter range.
What Is the Range of a Typical Wi-Fi Network?
I have 500mbps download (lucky to get 140mbps right beside the router on 5ghz). If I am 20 feet away I'm lucky to get 10mbps. Is this router just shot? Been debating putting dd-wrt on it.
Higher Internet speeds do not automagically deliver faster wifi.
You don't say what the wifi clients are.
Have you investigated if alternative firmware can do anything for wifi range? Their value is usually in allowing features and controls that you don't get with the factory firmware. Range is down to the chips involved and the legal limits on electromagnetic emissions
