Which wireless app?
the nighthawk (which hosts the test on the router) or the speedtest app (hosts the test on wireless device)?
Its kind of key as wireless isn't going to hit much more than 300+mbps on the R7000.
Wired you can potentially get close to the 800mbps but even that is only with all the extras disabled (parental controls, access controls, qos, traffic monitoring, etc)

What speed do you get if you hardwire a pc/laptop into the router? Not wireless. not using an app.
If you're using speedtest, try multiple servers

As I understand it, and by my owns tests and the app's description, the speedtest in the Nighthawk app measures the wired speed between the router and the modem. It is not a wifi test.
You can test this yourself by testing inside the app and then again with a separate speedtest app.
In my case, the Nighthawk speedtest is in line with my Internet speed. Wifi tests are always slower.
