Sorry to bump a dead thread, but the solution was found and confirmed. Others may land here, too, so posting for future visitors.
The issue is with the DNS setting.
Temporarily switch your DNS to something outside your network (used 1.1.1.1 and 1.0.0.1).
Apply the changes.
Make your DHCP alterations, including expanding your DHCP range - if applicable.
Apply the changes.
Change DNS back to your preferred options, and apply changes again.
Maybe backup the config so you don't have to remember to do this in the future. Or replace with something that doesn't have this issue.
