Poor Internet Quality on Nighthawk R6700 wifi

I'm using a Nighthawk R6700 router on Comcast's 100 Mbp plan. The speeds have been great but I've been getting poor quality WiFi ever since I've been using this router. I can reach the advertised 100 Mbp download speeds but frequently I will get very severe "lag spikes". On my Android phone, it will say "Bad Quality" next to the WiFi and it will resort to using my mobile network and disconnect me from WiFi briefly. If I'm playing a video game, I get lag spikes where my ping will shoot up to over 300 ms.

I combined the Wifi in one name (2.4 GHz and 5 GHz is together now), tried changing the bands, and updated the firmware. I'm still getting "lag". I live in a very small apartment and I'm getting "full bars" throughout the apartment. Is there a good way to troubleshoot this? Is my router defective or is it my internet plan or am I getting some intense interference? Other than the lag, my internet seems to be fucnctioning fine and I'm relatively happy with the ping over WiFi when it works.

Try disabling smart connect and name the 2.4ghz seperate from the 5ghz.

2.4ghz is slow and sensitive to interference. In apartments, that interference is even worse as everyone tends to have a router broadcasting. so make sure that any device you have the supports 5ghz, is on the 5ghz. It doesn't broadcast as far or through as much materials so tends to work better in apartment living.
