C6220 Would this be a great router?

The C6220 is a Gateway (modem+router). If you already have a modem, there's no point in getting it. Better get a router-only device, plenty to choose from. And no, the C6220 is not an upgrade over the R7000

if you can find the R7800 or RAX43 for a nice price, I'd get one of them depending on needs.
microchip8 is right. The C6220 is a downgrade in terms of both router and for modem.
The CM500 you have is a 16x4 docsis modem.
The C6220 is a 8x4
I'd stick with your CM500 for modem (unless you plan on upgrading internet plan) and get a decent router to pair with it.

What size home are you trying to cover?
what is the home interior walls made of?
Are you trying to move to an AX router or stick with AC?
