If you're running through a wireless extender, it will add latency and buffer bloat. The tribands with the dedicated backhauls tend to be lower and also when you hardwire in the extender.
Compare the pc directly connected to the router versus going router--->extender---->computer.
Extenders are great but they do add latency.
You can try using fastlane mode which can reduce latency but at the cost of speed as you end up using the slower 2.4ghz for either backhaul or fronthaul.

Yeah, I'm fully aware that this is not an ideal setup, but it's the best I get without too big of an investment (in infrastructure in the house).
I played with the fastlane mode, but it hasn't given any significant improvement.
My next try will be a WiFi7 enabled extender when it comes in the formfactor of a wall plug.
