Unable to delete folder on NAS

I'm having a similar issue. I'm unable to delete a virtual machine file I have stored on my NAS even when connected as an admin.
The NAS is:
Hostname: MediaServer
Model: ReadyNAS Pro Business Edition [X-RAID2]
Serial: 20S193RA0028C
Firmware: RAIDiator 4.2.19-T4
Memory: 1024 MB [4-5-5-15 DDR2]
IPv4 address: 1+2: 192.168.0.6
Volume C: Online, X-RAID2, 6 disks, 60% of 9245 GB used
I updated to 4.2.19 as part of this but was having the same problem under 4.2.17. When I try to delete the folder under OS X Lion (10.7.0) I get an error message that says "The operation can't be completed because the item 'Windows Disks' is in use." When I try to delete the folder under Win7 SP1 I don't get an error message but the folder doesn't delete.
My security policy is set for User level control. I've tried resetting the ownership and permission in the shares page of FrontView. I've also tried granting rename and delete privileges to non-owners. Neither made a difference. I'm sending in log files in case there's something informative in there.
I've tried connecting as admin under OS X and I've tried taking ownership of the folder under Windows 7. Again neither made a difference. The Read-Only radio button is checked under Properties but even if I uncheck it it comes right back after I close the window. If anyone has anyone else has any ideas I'd greatly appreciate it. Thanks.
