FCC vs Speedtest

I’ve got Xfinity internet and with Speedtest I’ll get 200mbps readings but with this FCC new app my readings are no faster than 73Mbps. Who’s right and who’s wrong here?

    the fcc app isn't going to be the most accurate either. Because its hosted on your phone so your phone is basically testing its wireless connection. 
    And 2.4ghz is slow compared to 5ghz. 

    And 5ghz is slow (on that router) compared to a hardwired device. 

    the best recommendation is to hardwire a pc/laptop into the router via ethernet and to test that way.
