Super slow speed and weak signal

It's so slow. I'm getting 250 mbps wired and max 40 mbps wireless. I have a 500 mbps fiber connection.
My house is only 120m2 with 3 floors of 40m2. Router is placed in the middle and is giving **bleep**ty signals everywhere except the living room for my wireless.
What's wrong? Also why can I cap the bandwidth for my own home network but not on my guest network? So stupid.
Help me fix this please

1. What is the firmware version of the router?
2. What speed are you getting when connected straight to the modem?
3. You can try resetting the router.
4. You can try changing the MTU value. The links below may help out.

5. If the wired connection becomes okay, you can try changing the wireless channel.
