Please help where Xfinity won't

I need product advice.  I have spend countless hours trying to get Xfinity to give me the consistent hi-speed WIFI I need in my office and they are totally unhelpful.  I am hoping the community has advice.

 

I have installed the latest (or so I am told) Xfinity combo modem/router.  We get OK reception inearby, though service in our area dies regularly.  For various reasons we cannot relocate the device in our rental.

 

The issue is my office is one floor up and across the townhouse.  My WIFI is unstable.  It can perform well on downloading speed tests intermitently, but I cannot support a full Zoom call for work. It dies and I have to turn off video.  

 

The Netgear Nighthawk X6 AC2200...(EX77000) was recommended by Wirecutter.  Is this the choice or is there a less expensive solution?  We are moving in a few months.

 

I would dump Xfinity in a heartbeat, but they have a local monopoly.

If its a range issue, then it can help. 

What speeds do you pay for and get? (upload and download)

test wired directly to the modem/router and then test over wireless where you're device is located. 

Also, make sure to test over 5ghz. 5ghz doesn't broadcast as far or through as much materials as 2.4ghz but its much much faster. So video streaming is ideally done over 5ghz.

With 5 ghz I get upload speeds in my office of as high as 235, but as low as 80--it is not consistent.  Upload is 11-18.

 

Will the extender I mentioned help, or is there a better solution?

Possibly it could help. tough to say 100% off the info you gave and without being there. 

If you do go for an extender, I'd recommend the triband extenders. They reserve one of the 5ghz bands just for router---extender communication. The standard extenders don't do this and take a 50% throughput hit because of it. (they can't send and recieve at the same time)
