30 metres is a bit of a stretch for any technology, wifi or Powerline Ethernet.
I would not expect a R7000 to reach that far. Powerline might work, but if the separate building has its own junction box, there could be some isolation from the house mains.
Something like the expensive outdoor repeater might work.

It describes itself as an Orbi satellite, but it can also work with other routers.

If you come to replace the R7000, satellite mode on the RBS50Y would be a good option.
In my case I have an R7800 router feeding an Orbi in AP mode, with the RBS50Y supplying wifi to the house.
Expensive, but you don't want to mess around with cheap stuff for office kit.

Just an update. Great advice. Got the Orbi outdoor and replaced the R7000 with an Orbi router + satellite. Now have 450mps average, 100ft down the garden..perfect thank you again.
