Maxxed at 270mps

only with new AC3200 R8000 Nighthawk as wireless router/access point and have maxed at 270mps when paying for gigabit service. What can I do

Your C3700 is not capable of GB speed.

I'm well aware of it's capabilities. Maybe I should have been more clear in the question. How do I get the poultry 400gbs my community is still bound to for now.

like @shadowsports  says, you're getting the max out of the C3700. Even the 340mbps that its listed at is under optimal conditions. If you're aren't optimal, you'll struggle to hit that hence the 270mbps that you're getting. If you want faster speeds or to get the gigabit speeds that you're original statement said you get, you'll need a faster modem. Look to the cm1000 or cm1100.

What speed do you get when you connect ethernet directly to your modem (C3700)?

 

That is your max speed.

 

Thats where you'll start.  Since the C3700 is a modem/router combo....  when you connect another router, we recommend running it in AP mode.

 

Connecting wirelessly, you're going to get some overhead.  Enabling QoS, SMART Connect, Traffic Meter or not "tuning" the wireless broadcasts for optimal performance will result in slower speeds.

Your hardware and possibly some settings are your bottleneck.  Start with upgrading your modem as @plemans suggested.

Not only what others have told you, but wireless will not reach the 400Mbps probably either. Since you didn't identify the wireless device you tested the speed on, you might be limited by that, no matter what speed you have. If it is connect to a 2.4Ghz SSID with an N Speed adapter, you are doing great. 5Ghz might be better, but you'd need an AC speed adapter.

What you are getting is reasonable depending on hardware, number of antennea's, and distance, as well as what is between the device and router.
