R8000 slow wifi speeds, normal ethernet

We have 500/500Mbps internet speeds, just tested over wifi now and got 258/150Mbps over 5G, which is obviously very good right now and I would be happy if it was consistent. Tested through ethernet and got our proper speeds of roughly 500/500. Running Firmware V1.0.4.68_10.1.75. Typically our speeds are much slower and using my past speed tests, it struggles to break past 1Mbps with the past 5 being .01/83 (1/14), .25/42(1/13), .00/39(1/12), .05/47(1/12), .20/72(1/12), and 120/190 (1/12) download. Just had a power outage yesterday which reset the router and led to higher speeds, something that typically works for us but after a week or two it's back to being slow. 


To talk environment, we have a 3 story house, roughly 4000 square feet with the router in our middle floor in the kitchen in the right-middle of the overall house. Suburb area with mainly wood walls and floors. No modem and an internet cable (Cat 5e) plugged into the back of the router. Most of the main connections are on the same floor as the router.


Router specific, Dynamic QoS is disabled, smart connect is off and I have each of the bands set to max Mbps. Roughly 20-25 devices connected over wifi and nothing on ethernet. Turned off 20/40 Mhz coexistence as well. If I'm missing information, please feel free to ask.

try installing version of the firmware to the router. Then do a factory reset and a clean install (not from backup). Just get the basics of your internet connect. don't change anything else. Then try testing your speeds. (disable auto-updates if it helps). 

Make sure to leave qos, traffic monitoring, access control, and parental controls disabled
