Ok, I'm not familia with the modem and isp as I'm U.K. based.
Have you 2 separate WiFi channels or are you using one name setup?
theres an app on the Apple store called WiFi Sweetspots. This shows your connection rate. Worth installing as you can see if there's an issue with router to device connection.

Yep done all of that and I’m still stuck with this issue. When I connect to other servers other than my ISP, I’m getting 5-600Mbps download (but not all servers).
Fast.com shows 2-300 Mbps. Google as well. So does the ISP speed test...beginning to think maybe it’s my iPhone

If you have an AX device and you are say 10ft away and sweetspots shows only 300 or 400Mbps connection then there's an issue.

Are you on 5ghz?
On the wireless setting are you on 80ht setting for 5 ghz?is smart connect on, if so you have a single named WiFi setup.
double check AX is on and ticked.
is their a lot of networks around you?
turn off QoS and make sure WMM is enabled.
