You are correct, the modem does have a built-in router. I have both of the wireless radios turned off. I did forget to mention that my Lorex is connect to the internet via coax (Verizon FiOS)...I'm thinking this is the issue? So if I change the Orbi to AP, I would need to redo the port forwarding? I'll try that and get back to you. Thank you

Yeah, the easiest solution is to change the Orbi to an AP. You'll need to force your devices to acquire new IP addresses because the 10.0.0.X subnet will disappear. Then, redo port forwarding, but this time on the FiOS router.
